1 Mi to DKR & Moody | Gated Yard, Vinyl Lounge ATX

Nobody fights over the good room here. This East Austin 4BR/3BA sleeps 10 and was curated room by room, from a deep green vaulted primary to two wallpapered queens to a sunny upstairs lounge built around a turntable and a wall of vinyl. Plush hotel linens on every bed. Outside, your own big gated front yard runs on string lights, with a covered porch and a shaded back deck with cornhole and a grill. Minutes to the University of Texas, Moody Center, Manor Road, Mueller, and downtown Austin.

✦ Why Guests Love It
• Room to spread out, stocked and ready for families and group getaways
• Outdoor living on all sides, from the gated front yard to the back deck
• An upstairs loft lounge for a second round of entertaining
• Location, location, location! UT, Manor Road, and downtown, all minutes out
• Free street parking plus a dedicated garage spot

✦ Outdoor Living: The whole front yard is fenced in and it's all yours, which almost never happens on this side of town. String lights, outdoor dining, bench seating tucked along the planter beds, and a flagstone path up to the covered porch. There's a second patio off the kitchen, and out back a gated deck under shade sails with cornhole and the charcoal grill. Two balconies sit right up in the oak branches.

✦ Living Room: Walk in and the whole main floor opens up in front of you. Two full sofas, a couple of armchairs, a bay of windows pulling in the tree light, and a smart TV already signed in to Netflix, Disney+, Hulu, and ESPN+. Fast Wi-Fi in every corner of the house.

✦ Kitchen & Dining: Actually built for cooking, not just reheating. Double wall oven, gas cooktop under a stainless hood, French-door fridge, dishwasher, and both drip and pod coffee for however your group takes it. Four cane barstools pull up to the blue stone island, six more at the table, so nobody's eating standing up.

✦ Downstairs Bedroom (Queen) & Full Bath: Soft, neutral, and tucked off the hall on the ground floor. Upholstered headboard, brass reading sconces, Austin skyline art, a desk if you have to log on, and its own smart TV. The bed's dressed in crisp white hotel sheets under a comforter you'll sink straight into. Walk-in closet, and a private door out to the porch. The full bath with tub and shower is right outside, stocked with plush towels and starter toiletries.

✦ Laundry Room: A real laundry room, not a closet. Full-size washer and dryer, cabinets overhead, starter detergent waiting, and a door through to the garage.

✦ Upstairs Lounge (Queen Futon): Sunny yellow, and where everyone ends up. There's a Victrola turntable under a wall of vinyl, a smart TV with the same streaming lineup, a sleeper futon for two more, and a balcony off the side.

✦ Primary Suite (Queen): Deep green, vaulted, and set at the back for quiet. The storage bed sits under three windows looking straight into the treetops, with brass sconces flanking a bookcase headboard, and it's made up in the softest linens in the house under a cloud of a down comforter. The en-suite brings a double vanity, a glass walk-in rainfall shower with a tile bench, and a walk-in closet you can genuinely unpack into.

✦ Upstairs Bedrooms (2 Queens): One leans moody with a tree-mural print behind a fluted walnut bed. The other goes botanical floral against a woven rope headboard. Layered bedding in both, all high-thread-count cotton and a duvet worth staying in for. The full bath just past has a tub and shower, subway tile, glass mosaic accents, and soft towels waiting.

✦ Free Parking: One dedicated covered garage spot and free street parking out front. The driveway itself needs to stay clear since it's the access lane for the property behind you, so plan on the garage and the street.
